Homeowners Insurance in Colorado
Hail, wind, wildfire, and rising rebuild costs make Colorado one of the toughest homeowners markets in the country. We shop 100+ carriers to find coverage that actually fits your home - and your budget.
What a well-built homeowners policy covers
Your home is likely your largest investment. A policy built around its real replacement cost - not a lender minimum - is what keeps a bad day from becoming a financial disaster.
- Dwelling coverage at full replacement cost, so you can rebuild at today's construction prices.
- Other structures - detached garages, sheds, fences.
- Personal property - your belongings, at home and away from home.
- Loss of use - housing and living expenses if your home is uninhabitable after a covered loss.
- Personal liability - protection if someone is injured on your property or you are responsible for damage to others.
- Wind/hail deductible options - including deductible buydown solutions when carriers impose high percentage deductibles.
Specialty situations: wind/hail deductible buydowns, coverage after a non-renewal, wildfire and high fire-risk homes, high-value homes, manufactured and mobile homes, private flood, condo and townhome (HO-6), and loss assessment coverage for condo and townhome owners.
Colorado hail reality
The Front Range sits in one of the most active hail corridors in North America. We help you understand percentage deductibles, roof schedules, and cosmetic damage exclusions before you buy - not at claim time.
Wildfire zones
If your home is in or near a WUI (wildland-urban interface) area, carrier appetite changes fast. We know which markets are still writing and which mitigation steps help.
Non-renewed or declined?
We specialize in home insurance after a non-renewal. Specialty and surplus-lines markets give us options when standard carriers walk away.
Homeowners insurance FAQs
Why did my homeowners premium go up so much?
Colorado premiums have risen sharply due to hail losses, wildfire risk, and construction cost inflation. The good news: as an independent agency we can re-shop your policy across many carriers instead of just accepting the renewal increase.
What is a wind/hail percentage deductible?
Many Colorado carriers now apply a deductible of 1% to 5% of your dwelling coverage to wind and hail claims. On a $600,000 home, a 2% deductible means you pay the first $12,000 of a hail claim. We quote wind/hail deductible buydown options that can reduce that out-of-pocket exposure.
Is replacement cost the same as market value?
No. Replacement cost is what it costs to rebuild your home; market value includes land and location. Insuring to market value usually means being either over- or under-insured. We calculate replacement cost properly.
I was non-renewed. Am I stuck with the state's last-resort options?
Usually not. We place hard-to-place homes regularly through specialty markets. See our guide to home insurance after a non-renewal, then bring us your notice and we will go to work.
How much does homeowners insurance cost in Colorado?
Colorado premiums are among the higher in the nation because of hail, and they vary widely with your roof age, location, dwelling value, and deductible structure. The only meaningful number is a quote on your actual home, which we turn around the same day from your address and a few details.
Does homeowners insurance cover hail damage to my roof?
Yes, hail is a covered peril on standard Colorado policies, but the wind/hail deductible, roof payment schedule, and any cosmetic damage exclusion control what you actually collect. Those three provisions deserve more attention than the premium.
What discounts should I be getting on my home insurance?
Multi-policy bundles, impact-resistant Class 4 roofing, monitored alarms, new purchase and new roof credits, and paid-in-full discounts are the common ones. When we quote, we run every discount each carrier offers rather than the default set.
Does my homeowners policy cover my home-based business?
Only minimally. Business property limits are low and business liability is generally excluded. If clients visit, inventory lives in the garage, or the business has real revenue, an inexpensive endorsement or small business policy closes the gap.
How often should I re-shop my home insurance?
Every renewal deserves a glance and every two to three years deserves a full re-shop, or immediately after a big premium jump. As an independent agency we do this for clients automatically, which is the point of working with one.
