Home Insurance After a Non-Renewal in Colorado
A non-renewal notice is not the end of your insurability. Colorado carriers are shedding hail and wildfire exposure by the thousands of policies, and most non-renewed homes are placeable the same week through the right markets. This is one of our specialties.
Your non-renewal game plan
Carriers must give you advance written notice before a non-renewal takes effect, which means you have a window to act. Use it. Homes that shop early get better placements at better pricing than homes quoted days before a lapse.
- Do not let coverage lapse. A lapse makes every future placement harder and can violate your mortgage terms.
- Find the stated reason. Roof age, claims history, wildfire score, or carrier withdrawal each point to different solutions.
- Gather your documents: the notice, your declarations page, roof age or replacement records, and any mitigation work.
- Get ahead of fixable issues. A new roof certificate, defensible space work, or closing an old open claim can reopen standard markets.
- Shop the full market once. We check standard carriers first, then specialty and surplus lines markets that exist for exactly this situation.
Why non-renewals are surging
Hail losses, wildfire model updates, and construction inflation pushed several carriers to shrink in Colorado. Many non-renewals say nothing about you and everything about a carrier's appetite change.
Surplus lines are not a punishment
Specialty markets price the risk standard carriers will not touch. Coverage can be excellent. We explain exactly what differs, in plain English, before you buy.
The path back to standard
Most clients return to standard markets within one to three renewal cycles once the triggering issue ages off. We re-shop every renewal so you never overstay in the specialty market.
Non-renewal FAQs
Is a non-renewal the same as a cancellation?
No. A cancellation ends coverage mid-term and is restricted to specific reasons. A non-renewal means the carrier chose not to offer a new term, which they may generally do with proper notice. Non-renewals are far more common and far easier to solve.
Will a non-renewal raise my rates everywhere?
The non-renewal itself is not a strike against you the way a claim is. Pricing depends on the underlying cause. If the cause was carrier appetite rather than your risk, many markets will quote you at normal rates.
What if my roof is the problem?
Roof age is the most common Colorado trigger. Options include carriers with more flexible roof rules, actual cash value roof endorsements priced accordingly, or replacing the roof and re-entering standard markets. We will lay out the real costs of each path.
What about the FAIR Plan?
Colorado's FAIR Plan is a last-resort option with limited coverage. In our experience most non-renewed homes can be placed in better markets first. We treat the FAIR Plan as the floor, not the plan.
Will my mortgage company accept a surplus lines policy?
Yes, lenders accept properly placed surplus lines coverage every day. We issue the evidence of insurance your servicer needs and handle the escrow correspondence so the transition does not create a payment mess.
Is a non-renewal different from cancellation for non-payment?
Very. Non-payment cancellations create a lapse and follow you in carrier databases. A carrier-initiated non-renewal with continuous replacement coverage is a far smaller mark, and often no mark at all.
How long does it take to place a non-renewed home?
Standard market placements bind in a day or two. Specialty placements typically take a few days to a week. Starting when the notice arrives, rather than the week coverage ends, is what keeps options open.
Do I have to disclose my non-renewal when shopping?
Applications ask, and honesty is both required and harmless when the story is documented: most underwriters care about the reason, not the fact. We frame the narrative correctly in your submission.
My home was non-renewed for wildfire risk specifically. Now what?
That is its own playbook: scores, mitigation documentation, and a carrier escalation path. Start with our wildfire home insurance guide, then send us your notice.
