Landlord & Rental Property Insurance in Colorado
Whether it is one rental condo or a growing portfolio, your homeowners policy was never designed for tenants. We build landlord coverage that protects the property, the income, and you.
What a real landlord policy includes
Dwelling fire (DP-3) policies and landlord packages are built for rental exposure - and priced for it. Using the wrong policy type can mean a denied claim exactly when you need it most.
- Dwelling coverage at replacement cost for the structure itself, usually on a dwelling fire (DP-3) policy.
- Loss of rents - your rental income keeps flowing while a covered loss is repaired.
- Premises liability - protection when a tenant or guest is injured at the property.
- Landlord contents - appliances and furnishings you provide.
- Short-term rental coverage - Airbnb/VRBO exposure needs specific endorsements or markets.
- Umbrella options - portfolio owners often need liability above the per-property limits.
- Vacant and renovation coverage - between tenants, mid-rehab, or fix-and-flip projects need their own policy type.
Portfolios welcome
Multiple properties, LLCs, mixed personal/entity ownership - we structure coverage correctly and can often consolidate for better pricing. Growing past a handful of doors? See our habitational and portfolio programs.
Hard-to-place properties
Older homes, prior claims, vacant periods, or non-renewals - our specialty markets write what standard carriers decline.
Lessor's risk for commercial
Own a commercial building with tenants? We place lessor's risk packages - general liability plus property - built for landlords.
Landlord insurance FAQs
Can I just keep my homeowners policy on a house I rent out?
No - homeowners policies generally exclude or restrict coverage once the home is tenant-occupied. If the carrier discovers it at claim time, you risk a denial. Converting to a landlord policy is usually quick and often comparable in cost.
Does my tenant's stuff need to be on my policy?
No. Your policy covers the structure and your liability. Tenants need their own renters insurance - and requiring it in your lease is smart. We can quote renters policies for your tenants too.
What about short-term rentals like Airbnb?
Standard landlord policies often exclude short-term rental activity. Depending on how often you rent, you may need an endorsement or a specialty short-term rental policy. Tell us how the property is used and we will match the right market.
How much more does landlord insurance cost than homeowners?
Typically a modest premium above an equivalent homeowners policy, reflecting tenant occupancy risk. The bigger cost difference comes from getting the policy type wrong and having a claim denied for occupancy misrepresentation.
My rental is owned by an LLC. Does that change the insurance?
Yes, the policy's named insured must match the owning entity or coverage can fail exactly when the LLC's liability protection matters most. Mixed personal and entity portfolios are common and fixable; we structure named insureds correctly at quote.
What happens to coverage between tenants?
Short gaps are typically fine, but extended vacancy triggers policy restrictions. If a turnover will run past a month or two, or a renovation is planned, our vacant and renovation coverage keeps you protected in between.
Should I require renters insurance in my lease?
Yes. It costs tenants little, covers their belongings and liability, and keeps small tenant-caused losses from becoming claims on your policy. We provide lease-ready insurance language and can quote policies for your tenants directly.
Do I need an umbrella policy as a landlord?
Once you have equity and rental income worth protecting, usually yes. An umbrella over your landlord policies adds seven-figure liability protection for a few hundred dollars a year, far cheaper than raising limits door by door.
