Wind/Hail Deductible Buydown in Colorado
Colorado carriers now routinely attach 1% to 5% wind and hail deductibles to homeowners policies. On a $700,000 home, that can mean $14,000 to $35,000 out of pocket before your roof claim pays a dime. A deductible buydown policy closes that gap for a fraction of the exposure.

A second policy that pays your deductible gap
A wind/hail deductible buydown is a separate, inexpensive policy that sits alongside your homeowners insurance. When a hail or wind claim triggers your percentage deductible, the buydown reimburses the difference between your big percentage deductible and a smaller fixed one you choose.
- Example: your policy carries a 2% deductible on $650,000 of dwelling coverage, which is $13,000. You buy that down to $2,500. After a hail loss, the buydown policy pays the $10,500 difference.
- You pick the level: buydowns commonly reduce the effective deductible to $1,000 to $5,000.
- Standalone and portable: the buydown does not change your homeowners policy, your carrier, or your rate.
- Works for landlords too: rental dwellings with percentage deductibles can usually be covered as well.
Why this exists in Colorado
The Front Range is one of the most hail-active regions in North America. Carriers responded by shifting roof risk onto homeowners through percentage deductibles and roof payment schedules. The buydown market grew specifically to hand that risk back to an insurer at a sensible price.

Typical buyers
Owners of homes above roughly $500,000 in dwelling coverage, landlords with multiple roofs, and anyone whose emergency fund should not have to absorb a five-figure deductible.
Wind/hail buydown FAQs
How much does a deductible buydown cost?
Pricing depends on your dwelling value, your current percentage deductible, the level you buy down to, and your roof. As a rough frame, most Colorado buydowns cost a small fraction of the deductible exposure they remove each year. We quote it in minutes with your declarations page.
How does a claim actually work?
You file the wind or hail claim with your homeowners carrier as usual. Once that claim is accepted and your percentage deductible applies, the buydown policy reimburses the gap between your percentage deductible and your chosen lower deductible.
Can I just ask my carrier for a flat deductible instead?
Sometimes, but in Colorado most carriers no longer offer flat wind/hail deductibles at reasonable pricing, and many will not offer them at all on newer business. The buydown is usually the cheaper and more available path.
Does it cover roof payment schedules or cosmetic exclusions?
No. A buydown addresses the deductible only. If your policy depreciates roofs by age or excludes cosmetic damage, that is a policy-form problem we should fix on the homeowners side. We review both together.
Can HOAs and condo associations buy deductible buydowns?
Yes, association-level buydowns exist for master policy wind/hail deductibles and are one of the smartest moves a board can make in today's market. They pair naturally with owner-side loss assessment coverage.
Does a buydown claim affect my homeowners policy or rates?
The buydown is a separate policy with its own claim, but it only pays when your homeowners carrier has already accepted a wind or hail claim, so the underlying claim exists either way. The buydown simply changes who absorbs the deductible.
Can landlords and commercial buildings get buydowns?
Yes. Rental dwellings, portfolios, and commercial property percentage deductibles can all be bought down, and the math is often even more compelling across multiple roofs.
How quickly can a buydown policy start?
Typically within days of receiving your declarations page. We quote all three of our buydown markets at once, and coverage can usually be bound before the next storm cycle.
