Umbrella insurance is the cheapest seven-figure promise in the insurance world, and most households that need it do not carry it. Here is how to figure out whether you need one and how much.
What an umbrella actually does
An umbrella policy adds $1 million or more of liability protection on top of your auto, home, renters, and landlord policies. When a serious claim exceeds those underlying limits, the umbrella keeps paying: medical damages, legal judgments, and the defense costs that alone can run six figures.
The honest sizing question
Ask: if a jury awarded damages against me tomorrow, what could they reach? Add up home equity, savings and investments outside protected retirement accounts, and several years of future income, which can be garnished. If that total is meaningfully more than your auto liability limit, you have an umbrella-shaped gap.
A common starting rule: carry umbrella coverage at least equal to your net worth plus a few years of income. Most households land between $1M and $3M. Landlords and high earners often go higher.
Who needs one most
Parents of teen drivers, because teenage driving is the single largest liability risk most families ever carry. Landlords, because every door multiplies premises exposure, and an umbrella over the portfolio is far cheaper than raising limits on each policy. Pool, trampoline, and dog owners. Anyone with meaningful equity or income. And frankly, anyone who drives in Denver traffic every day.
What it costs and what it requires
A $1M umbrella typically costs a few hundred dollars per year, with each additional million cheaper than the last. Carriers require minimum liability limits on your underlying policies, commonly 250/500 on auto, and the umbrella must list all your underlying policies, including rental properties. That coordination step is where gaps hide, and where we pay attention.
The bundle math works in your favor
The multi-policy discount an umbrella unlocks on home and auto often offsets a meaningful share of its own premium. We have seen umbrellas that effectively cost less than $100 a year net.
